The purpose is to engage Architects and/or Investors to understand the importance of designing a project that will help prepare them for certifications such as Leadership in Energy and Environmental Design, HERS, WELL, BEAM, BREEAM, Better Building (DOE), etcetera to name a few so that it is in compliance and will help minimize carbon emissions, which have been identified by experts to contribute to the greenhouse effect, which attribute to climate change that result in cases of global warming, and riskng sea levels. Scenario
The firm you work for has never pursued a sustainable real estate development project of any kind. Your boss has come to believe, however, that the day is coming when your firm will face a competitive disadvantage if it does not become more familiar with evolving trends, including the green, sustainable, resilient and healthy building programs and resources, which seem to be increasingly prevalent in your market place.

As an analyst in your firm, you have been assigned the responsibility of investigating the concept, content and requirements of a certification program or green resource program. In this assignment, you are to research and deliver to your firm’s leadership an overview and recommendation on the deployment or integration of a sustainability program or resource into your firm’s next real estate development project. You should pursue a review of materials describing your assigned sustainability program from a wide variety of sources and perspectives; critically evaluate their credibility; determine the program’s applicability to your firm, to your firm’s stakeholders, and to your marketplace; and estimate the environmental and financial costs and benefits of participation in the assigned program.

Assume that your firm is a for-profit organization whose leaders, although not without a sense of civic obligation, are primarily interested in creating financial value through real estate holdings and real estate development projects. Therefore, each completed assignment should not only describe or demonstrate an understanding of the costs and benefits of each program that is reviewed, but also acknowledge the motives and credibility of the programs and their sponsors. The goals and objectives of the program should be distinguished from those of the programs’ sponsors.

The completed assignment is to be delivered in two forms:
A presentation and briefing to firm leaders–no longer than 8 minutes for each student;
A written memo of no more than 1,800 words per topic (plus graphics, charts and/or appendices as appropriate).

An analyst’s completed report should include a clear recommendation, be it positive or negative— or stipulate what additional information is required in order to make a recommendation—on the pursuit or embrace of the assigned program. If a recommendation is positive, the analyst’s work must provide information on the quantifiable benefits (both environmental and financial) to be derived from participation in the program. If a student’s recommendation is negative, content should be clear on which risks or burdens are not worth taking, and why. If costs outweigh benefits, it would be prudent to provide some form of sensitivity analysis, which would identify the conditions through which a recommendation could change. In the absence of information sufficient to make an unequivocal positive or negative recommendation, an analyst should qualify his / her opinion by indicating what changes in program characteristics or in market conditions could influence a change in the stated recommendation.
