IoT Smart Sensors
A smart sensor is a device that takes input from the physical environment and uses built-in compute resources to perform predefined functions upon detection of specific input and then process data before passing it on. Smart sensors are embedded within PropTech solutions to help facility managers know when critical equipment such as an HVAC system is about to fail, they can reduce unplanned and costly repairs, not to mention avoiding downtime and complaints from tenants. Smart sensors can measure and report on equipment usage, overheating, or unexpected changes so you can get ahead of problems before they happen. Smart sensors decrease building operation costs by automatically adjusting lighting, ventilation, and temperatures based on the number of occupants and building usage patterns.
A smart sensor has three components: a sensor that captures data, a microprocessor that computes on the output of the sensor via programming and communications capabilities. A smart sensor ties a raw base sensor to integrated computing resources that enable the sensor’s input to be processed. (Shea, 2019)

Bozzuto is a real estate company that was founded in 1988 and is headquartered in Greenbelt, Maryland. THe company focuses on property management, construction, homebuilding and development. Bozzuto manages over 80,000 residences across twelve states. The real estate company was named Property Management Firm of the Year in 2020 by the National Association of Home Builders (“Bozzuto Named Property Management Firm of the Year by the National Association of Home Builders”). Bozzuto could immensely benefit from implementing IoT sensors within their residences to improve efficiencies, and reduce both maintenance and repair costs. Given that Bozzuto manages large buildings, each with hundreds of residences, and several common spaces, utilizing IoT sensors could reduce maintenance cost by increasing preventative care, and enabling consistent monitoring of systems, particularly the HVAC system. Ultimately, this could greatly reduce costs and thus have a positive effect on the net income of the company.
