This project will challenge you to think like a real estate professional and not only craft a real estate transaction but to think about your client’s objectives and offer advice that will achieve what the client is looking for and to also address issues or benefits your client may not have considered.
Please read the following fact pattern downloadcarefully as you prepare to respond to the following questions as they relate to the fact pattern.
As you draft this project, consider the following questions:
How will you incorporate the content and concepts you discussed in the first two drafting assignments into your transaction?
Which of the duties to your client will be most important as you conduct this transaction?
What type of information provided by your client will be most helpful in drafting your real estate transaction and advising your client as to the best course of action?
Your project should be between five and seven pages long, double spaced, standard fonts.
Rationale
This course demonstrates how in real estate transactions, students learn the best by doing. This final project will incorporate the knowledge and reading from Units 1-6 into a hands-on, practical drafting exercise designed to emulate a real life transaction.
Steps
Analyze the fact pattern in response to the information you will be provided by your professor.
Draft a written recommendation to your client in response to the information presented. Your assignment should be in essay format and should consider how to use the assets presented, the liquidation options, financing options and the best purchase scenario (include how you would present an offer and the contingencies you would make part of the contract).
