using CoStar database. You are expected to learn how to retrieve relevant market
data from the database and analyze the data to understand the market conditions.
Below are the detailed instructions for the assignment.

The submarket to study is Downtown Miami office market. After
you log into the database, click “Properties” tab and choose “All Properties”.
Then, you should select the following four (4) filters to get relevant market
data: i) for property type, please choose “Office”; ii) click the “Filters” tab
to the right, choose 3, 4, and 5 star properties for CoStar ratings; iii) for construction
status, choose existing buildings; vi) then, click “Location” tab, select downtown
Miami submarket (note that market type is based on “Metro Markets (USA)”). After choosing these criteria, click
the “ANALYTICS” on the upper right corner of the webpage. You will see relevant
data and graphs on the page.

In our classes, we have discussed the important variables
to analyze real estate market conditions. Please focus on the following
variables for the market analysis: 1). Market Rent per SF; 2). Market Rent Growth
(YOY); 3). Vacancy Rate; 4). Net Absorption, 5). Under Construction, 6). Sales Volume
and Market Price per SF, 7). Market Cap Rate. You should include the graphs for
these variables in your report.

Based on your preliminary market analysis, do you think
it is a good time to invest an office property in this submarket now?
